The Listing Process

The first step to listing your property for sale is a walk through. I’ll come to you and walk through your property with you, to get a sense of the best features. We will discuss your goals, approximate an asking price and your hopeful time frame of sale.

I’ll then review comparable properties both currently for sale and that have recently sold and together we can come up with a realistic asking price and other considerations. We can discuss potential tax and legal implications and I can recommend appropriate attorneys and accountants if needed to ensure you maximize your sales outcome.

If we decide to work together, we will enter into a listing agreement for a period of time, typically around six months. This doesn’t mean your property will take six months to sell or that it will definitely sell within six months. However, during the time of the contract, I will work to market your property, host open houses, coordinate showings, research and handle any questions while you do the more important things in life.

If I am able to find a buyer within the time frame, you agree to pay the pre-agreed commission for the sale (typically 6% of sales price for most transactions). If for some reason your property does not sell during our contracted period, we can continue our agreement, re-list the property at a future date, or you can try another realtor.
